Pre-Tenancy Determination
If you are looking for rented
accommodation and need to know the maximum amount of Housing
Benefit you may be paid, you must obtain a Pre-Tenancy
Determination (PTD).
What
is a PTD?
A PTD is set by the local Rent
Officer. It tells you and the Local Authority what the market rent
for that property is.
Why you need a PTD?
A PTD allows you to make an informed
decision if you will be able to afford the rent the landlord is
asking for.
If you live alone and are aged 25 or
under, the Rent Officer is likely to set a Single Room Rent. The
Single Room Rent could currently be as low as £46.00 per week. This
figure, as with all allowable rents, is open to change.
Any entitlement to Housing Benefit
will be based on the Rent Officer's decision.
When should you apply for a PTD?
You should apply for a PTD before
moving into a new home.
You can request a PTD for every
property you are considering moving into.
How to
apply for a PTD?
When will you be notified of the decision?
This decision will apply for 12 months
and will not change unless there is a major change in the terms of
your tenancy.
The Rent Officer Service will inform
you, the landlord and the Local Authority of their decision within
5 working days of the application form being received.
If you disagree with the decision?
You must submit an appeal in writing
to the Local Authority.
You cannot appeal unless you have
actually moved into the property.
