How to Make a Building Regulation Application

If your proposal is subject to Building
Regulations control you have the choice of adopting one of two procedures:

Full Plans

This procedure involves the submission of detailed scaled drawings with, where neccesary, structural calculations to demonstrate how the Building Regulations will be met.

The full plans procedure must be used if the building is a workplace under part II of the Fire Precautions (Workplace) Regulations 1997 or is a designated use under section 1 of the Fire Precautions Act 1971

The submitted documents will be checked for compliance with Building Regulations and where necessary you will be asked to amend the details or provide additional information. Once any outstanding items have been resolved a Building Regulation Approval will be issued. The issue of a Full Plans approval will give you the protection that if you carry out the work in accordance with the approved plans it will meet the building regulations.

Building Notice

This is a simpler approach and is suitable for smaller projects and where the person carrying out the work can do so in accordance with Building Regulations without the benefit of detailed plans and specifications.

It is normally only necessary to provide a completed Building Notice form and the appropriate fee. However the Local Authority may ask for additional details at any stage to show that the work will meet Building Regulation standards. Any details provided to support your Building Notice would be for information only and would not be subject to formal Approval or Rejection.

No formal Approval is given on a Building Notice and therefore you do not receive the same protection provided by an Approval under the Full Plans option. If in doubt, please discuss with a member of the Building Control Team.
