The implementation of the 1APP
National Standard Application form will create potential for a
great deal of information to be submitted alongside
traditional planning application documents. On this page we
have provided information on how to source some of this
information.
Flood Risk
Assessment of flood risk is
a question that will appear on most, if not all, types of 1APP
application forms.
It reads as follows:
"Is the site within an area at risk of flooding? (Refer to the
Environment Agency's Flood Map showing zones 2 and 3 and consult
Environment Agency standing advice and your local planning
authority requirements for information as
necessary.)
Yes
No "
If Yes, you will need to submit a Flood Risk Assessement to
consider the risk to the proposed site.
To assist with this we have provided this link to the
Enviroment Agency's Flood Maps
and also this link to their pages on
Development and Flood Risk
Biodiversity and Geological
Conservation
As with flood risk this question
will affect most types of applications.
In order to answer this question applicants are advised to research
their site via the
Suffolk Biological Records
Centre. Alternatively large scale developers are
encouraged to employ the services of an Ecologist who can advise
on potential Biodiversity issues.
Through the use mitigation and sympathetic design it is usually
possible for most developments to improve the issue of
biodiversity on site.

Contamination
The issue of contaminated or potentially contaminated land is
covered in a question on Existing Use within the 1APP forms. Again
research into the history of the site will be required and evidence
availble to show previous "Use Rights" upon the site. The potential
for a need to provide an appropriate Contamination Assessment is
dependant on the what the research into the site shows.
A guidance note is available
here.
