An Empty Homes Loan provides up to £20,000 interest free loan for owners of empty properties towards the cost of renovating or converting empty buildings into a dwelling or units of accommodation.
To qualify properties must have been empty for a minimum of 6 months. Eligibility for these loans is in accordance with our Private Sector Housing Renewal Policy.
Loans are subject to budget restrictions.

This loan covers the cost of the conversion or renovation of the existing building into dwellings along with associated repairs.
We will inspect the property to determine what (if any) works are eligible for a loan. We have a statutory obligation to consider various options, and an empty homes loan will be approved once the renovation of the property has been deemed to be the most appropriate course of action.
The type of works eligible for a loan will be those needed to bring the property up to the Decent Home Standard.

A loan will not be made available for any works that have commenced irrespective of whether the work is eligible for loan.
We have a number of statutory legal powers it can use in order to bring empty homes back into use. We prefer to work in partnership with property owners but will consider using these powers if there is no progress from negotiations.
