Planning obligations and viability
Depending on the location and scale of the development, our policies may require the securing of planning obligations and the Community Infrastructure Levy (CIL).
For example, affordable housing provision may be required in a large housing scheme.
Specific impacts may need to be mitigated and secured as a legal obligation.
However, the National Planning Policy Framework says that plans should be deliverable. The site and scale of a development should not be subject to obligations and policies that burdens its ability to be developed.
There is no standard answer to question of viability, nor is there a single approach for assessing viability. It is advised that early pre-application engagement is made.
